Foundation work is a big decision, and most homeowners have the same questions before they pick up the phone. Below are the answers we give every day. If your question is not covered here, our team is always happy to talk it through with you.
Your home will usually tell you long before the problem becomes serious. The most common warning signs are uneven or sloping floors, cracks appearing in walls, particularly around door frames and window frames, and doors and windows that stick or no longer close properly. Persistent creaking underfoot and visible movement in the structure are also strong indicators that the stumps below are no longer doing their job.
Victorian-era homes built on timber stumps are especially prone to this, because moisture, shifting soil and decades of natural wear cause the stumps to rot and the house to settle unevenly.
The tricky part is that these symptoms can point to several different underlying problems, and guessing rarely ends well. That is why we begin every job with a free on-site assessment rather than a quote over the phone. A qualified inspection tells you exactly what is happening under your floor, what needs attention now and what can safely wait.
These terms get used interchangeably, and the confusion is completely understandable.
Reblocking and restumping are the same job: replacing the old, deteriorated stumps beneath your home with new, stronger concrete ones. Reblocking is simply the older term, and which one you hear depends on who you ask.
Underpinning is a different process. Rather than replacing stumps, it strengthens and extends the existing foundation downward to reach more stable ground. This is the right approach when soil movement, moisture or flooding has undermined the base of a brick home or concrete slab.
Relevelling addresses the symptom of an uneven or sunken floor by bringing it back to its correct level, and it is often carried out alongside reblocking.
Sub-floor rebuilding deals with the bearers, joists and framing above the stumps. Some homes need a combination of these, which is exactly what the on-site assessment determines.

The final cost depends on how many stumps your home requires, the size and weight of the building, whether it is weatherboard or brick, single storey or double storey, the soil conditions and drainage on your block, how accessible the site is for equipment, and whether floorboards need to be lifted to reach the stumps. We are also a member of the Housing Industry Association. We hold public liability insurance, and domestic building insurance is provided on all eligible work. That combination means the paperwork is correct, the standards are met, and you are properly protected throughout.
It depends entirely on the cause and on your specific policy. Insurers will often consider a claim where the damage results from a sudden, insured event, such as a burst water pipe washing out soil beneath the foundation. What they typically will not cover is gradual deterioration, timber rot, general wear and tear, poor original construction or pre-existing subsidence, because these are considered maintenance issues rather than insurable events.
The only reliable way to know where you stand is to read your Product Disclosure Statement (PDS) and speak directly with your insurer before committing to anything.
